Our Philosophy
We believe that there are many hard working and honest people who deserve to own a home, but for whatever reason, they are currently unable to obtain bank financing. We know life has ups and downs. We still believe in the American dream of home ownership. We believe that your character is more important than your credit score.
People come into our program at three different levels, depending on their goals and what they can afford. At any time, you can move from one level to the next.
LEVEL ONE: Leasing. If you can only afford to lease right now, that's ok. You can buy later. You must have one month rent and a security deposit to move in.
LEVEL TWO: Rent to Own. This requires a little more money, but you are moving into a home that you intend to own. You pay one month rent upfront and two month's rent goes on deposit to start your down payment fund. We put a portion of your monthly rent ($50 to $100) into your down payment fund every month. So you are building equity in the home while you build up your down payment.
LEVEL THREE: Owner-Finance. In order for us to owner-finance you, you will need 3% to 5% of the price of the home as a down payment, plus your closing costs. Now your name is on the deed! You are a home owner!

- A verifiable source of income. Self-employed people are fine with us. If you are on disability, that's ok too. Just know that you have to prove that you can make a monthly payment.
- Good character. Be honest. Just tell us the truth.
- Some money. At the very least, you are going to need one month's rent, a security deposit, and the money to move and turn on your utilities. If you don't have that, start saving now.
- Decent references. Refer to the above. Character is important.
